Abstract:
Here the topic is to be discussing in this report is the building management and some of its analysis. For this thing, first we need to know the basic things related to BIM. The BIM stands for Building Information Modeling, it is known one of the most common and effective method now a day for the various aspects of the construction management and its features. It helps a lot for doing a plan of a construction work by considering its different limitations and conditions. The effective manner of this BIM solution is improvising is so many construction works for the reduction of some certain things. If we will discuss all those things are to be consider in the BIM solution, then the abstract part will be lengthier for that reason all this thing are discussed in the report with perfection in a clear language so that one can understand properly. We have done so many researches on this topic to gather a deep knowledge in this topic and we get to know that, in the previous days of construction works there were not any kind of BIM solutions in the works and due to which several problems we can observe in those parts of the construction. The main problems are a delay in a project completion, a failure in the structural part of a building or any kind of construction, lack of budget and so many things we can say as the problematic things in the previous works. Only for these reasons the introduction of the BIM in the new era of engineering aspects playing a great role. Later on if we go forward to this report we will get to know so many things related to the topic BIM in construction management.

Introduction:
It is the main introduction part of this report we are discussing now. Here the topic is all about the civil engineering and construction related things. The detailed overview of the report and the things we have discussed in it discussed on this part of the report. The BIM is the technique where we have the possibility to check all the structural and management related topic virtually with the help of some software. Before proceeding to any kind of construction work we need to be very careful that the building will be sustainable one. The most important thing is the sustainability and this can be confirmed with the help of a perfect outcome from the construction procedures. As we know all the construction management needs to carry out some steps on their schedule so those things are also have a relation with the Building Information Modeling. Without wasting time let us discuss the topics are covered in this report.
The various aspects are considered in this report are, construction project management, technical aspects, Role of BIM in project in project management, benefits and advantages and some of the challenges and limitations on the context of incorporating BIM in construction management.
Detail Discussion on BIM:
All the detailed parameters we have discussed in the introduction part of the report are discussed in detail in the main body of the report. On the first part here we have discussed a detail statement about the construction project management and then accordingly we have completed all the necessary parts.
Construction project management:
The construction project management is one of the important parts of the BIM solution. The project management contains several things needed to be complete before starting of the constructing. This kind of methodology will help a lot for the smooth operation of the entire process. The main topics to be consider for the discussion of the BIM solution in building construction management are,
- Site selection for the particular building is to be constructed on that site.
- Testing of the soil and the load carrying capacity of the particular place we are taken for consideration.
- Design of the column and beam structure of the building to get the virtual view of the building is to be made on that place.
- Footing plan of the building and the various arrangements of the RCC.
- A proper construction plan making for maintaining the routine and the schedule as per the plan we have made in the BIM solution.
- Material handling and procurement policy and a proper planning to get this resolves. The reason behind it is to make a feasible option for the procurement of all raw materials.
- Material handling team planning is to be done in the construction management planning, so that any kind of delay may not occur at the time of construction work. So, only for this purpose a dedicated team is required.
- Machineries are required for the entire construction are to be procure on the basis of that time period by the contractor either it will be a owned machineries or those can be rented one.
- A dedicated team should be there for the regular maintenance of all those machineries and vehicles too.
These are the most basic and common procedures and proceedings to be undertaken for the construction management. With the help of these all arrangement we will be able to make the cost planning related to the raw material, machineries, labor cost, transportation cost etc. On the basis of the cost planning the BIM solution will be able to find out the optimal solution for such kind of situation. Along with the cost planning the most important thing is to manage the time as per the schedule. A proper planning and the management studies can find out a way to complete any project in between the deadline. The basic things related to the BIM in a construction planning can be evaluated by this manner and it is obvious that such kind of procedure will help a lot for any construction related project.

Technical Aspects in BIM Studies:
In the study of the BIM solution for a construction management there are so many technical aspects are available. Those technical aspects of the BIM solution are to be considering by any construction management team at the time of construction work to reduce the complexity in planning of that particular work. The most general technical aspects are, detection of clash, constructability, simulation or analysis, methodology related to the time and cost estimation, integration of different aspects and procedures, quality and quantity management, safety management and many more. One by one on this all topics here in this report a brief discussion is given so that the reader can understand everything properly.

- Detection of clash
The most common problem is the clash in BIM management studies. In some of the time the basic problem occurs at the time of overlapping on the different plans of a construction site. The overlapping nature of various plans by individual personal makes a clash in the project planning. If such kind of situation occurs, then with the help of BIM solution it is very easy to detect the clash in the planning.
- Constructability
The effect of BIM in the constructability is one of the most important things in the era of construction management. With the help of BIM solution in the building design and construction stages it is very easy to get a quality work in a stipulated time period. The fulfillment of the objectives can be achieved by the help of BIM (Building Information Modeling) in both of the design and construction stages.
- Simulation and analysis
Before the construction work starts the BIM solution will be able to make a sustainable development in the construction methodology. On the context of simulation and analysis the most important thing is available in the design planning only. By using different software tools, we can make a visualization and pre calculation of the structural parts of a building. If we have that kind of mechanism, then the addition of material or the design planning for an optimal result can be performed. It will help the managers, engineers and the construction persons to get rid of problems regarding failure. Along with the structural analysis some of the thermal analysis and acoustic analysis will also be helpful for the construction management to get an optimal solution.
- Methodology related to time and cost estimation
One of the most important feature of BIM is the time and cost estimation. The need of this kind of things is to complete a project in a stipulated deadline and with a lower cost. The BIM provides a visualization solution to the managers or construction personal to get an overview on the actual phases of the construction. On the basis of them the personal will be able to get a manual plan for the successful completion of the projects with low budget and little time. The typical methods are used in cost estimation and time management is 4D and 5D methods of BIM solution.
- Integration of different aspects and procedures
The BIM can provide a design of the integration of the various parts in a building to ensure a proper outcome form the construction. The planning team will get a visualization of the integration of different parts. With the help of such kind of visualization the time consumption will be lesser than the manual planning of construction.
- Quality and quantity management
To ensure the quality and the quantity of the material one of the most important thing is to perform the design and simulation in the software tools. It will provide a quantity of the material we needed for the construction. On the basis of them we can make the bill of material and budget. Along with this with the help of simulation tools we can find out the behavior of the structural parts, these parameters will help the construction team to select the quality material for making the construction building a sustainable one.
- Safety management
The safety management cannot be performed in BIM but to perform such kind of construction with a success the most important thing is safety of the construction planning and also the labor safety and material handling safety. It will help a lot for the betterment of the labor working environment and hence the completion of the building.
Advantages of BIM:
The BIM related to any kind of construction related task has a lot of advantages. For the preliminary part of a construction it contains several steps like construction and structural design and drawing, bill of material preparation, constriction planning, budget planning everything comes in to BIM solution. With the help of the BIM solution there will a lesser chance to get some confusion in between various management persons. They all will be able to go forward with a common mission and goal. Considering these topics, the advantages or benefits can be written as follows,
- It can help a lot for the collaboration with the management teams and the project undertaking teams with a particular agenda.
- If a construction team will follow all the things related to the BIM solution, then it can make an enhancement in the productivity on a project because everything is just based on proper planning.
- If a project team can perform the mechanical load simulation with the help of simulation software tools, then a quality output will be there in terms of the construction of the building.
- A proper planning and material handling plan and material issuing procedure can reduce the wastage of the material.
- In the building information modeling when we have the proper drawings and the designs then we can use some of the trial and error methods to get the optimal solution. On the context of the optimal solution the cost cutting can be done by considering the design concepts and design aspects, which is a prior part of BIM in construction management.
Also by using some of the technique like reduction of the thermal conduction behavior of a building, the environmental conditions like ventilation, air flow and day light everything can be achieved with the help of BIM solution in a construction management. The reason behind it is, at the time of design and drawing preparation we can introduce all this thing in visual mode as well as in pen paper based planning. These are the basic advantages of the BIM in the construction management.
Challenges:
For implementing the BIM in the construction management there are so many challenges or limitations may happen among them we have just taken the most three challenges and considering them we are supposed to implement some procedures so that we can get rid of these challenges and get a betterment throughout the construction works,
Among the list of the challenges the chosen three are,
- Enhancing construction site management, including safety logistics.
- Improving project schedules and cost certainty.
- Automating onsite data collection and its implications on material management, installation and maintenance.
A detail discussion is there to get these certain things for the whole over betterment of a construction project.
- Enhancing construction site management, including safety logistics,
At the time of starting any construction project the enhancement of the construction management is necessary. The construction management includes some of the step by step topics works as a chain. If those steps are to be checked at the beginning of each step with proper planning, then the enhancement will automatically happen on the construction site. In detail we can say the steps are likely to be, design and drawing preparation, bill of material generation, virtually mechanical load testing on the structural design, budget preparation with the help of the bill of material for raw materials, implementing cost cutting technique, then one can comes to the hard core construction line. All the previous things are related to the building information modeling. So, if we gone through those methodologies the scopes in front of us will be, we can make a proper planning, we can make a virtual rendered image of the building, we can check whether the building will sustain all the loads or not, we can also make some of the arrangement to reduce the material needs that is a cost cutting technique. After all these things when we come to the construction site then with the help of various group we can manage such a condition like the material handling, material procurement, storage and issuing material, supervisory, machinery maintenance every small thing can be implement in the BIM solution and of course it will make a huge effect on any construction. Related to the safety issue we can implement some kind of safety norms so that the safety measures may not hamper. We can appoint a safety instructor or safety engineer to look into this matter so everything will be followed by proper planning and that is possible only by BIM solution in a construction site.

- Improving project schedules and cost certainty,
The improvement in the project schedule means a lot for the execution of any project. When we consider any construction related project then the most important thing is to make a schedule planning so that the work can be completed successfully as soon as possible. To get a condition like completing the project in a short time the schedule planning is most important. The reason behind it is, reducing the duration of project completion will also reduce the cost related to that particular project. A lengthy process means a employment of construction labors for a long time and the usage of energy consuming machineries for a longer time for that reason the reduction of the time limit for completion is important. As a result automatically the cost cutting will be done. The main motive is not to cut the cost a quality product is also necessary for that reason a preliminary design and analysis will help a lot on the context of BIM in construction management.

- Automating onsite data collection and its implications on material management, installation and maintenance,
Since there are so many software technologies are available one of the most important is SAP for the data acquisition management in any production unit or in a construction unit. We all know it is not possible to all the higher authority to present all the time in the construction site for regular checkup and to fulfill the requirements. At this scenario we can improvise the automatic data acquisition system on the construction site so that all the higher authority will have the concern about everything. If there is a need of any new material in the construction site then they will know automatically and can place order so that any kind of delay in the ongoing construction may not occur. It is the role of BIM in the context of automating the material management. What are the installation have been done if uploaded on the cloud then one can easily observe the progress till that day so that the authority can make some another arrangement to enhance the productivity. So, we can say in this context also the BIM has a important role and this is how the building information modeling will help the material management and maintenance management on a construction site.

Conclusion:
Though there are not that much implementation of BIM management in the construction for the previous days, but for the new era of technology the BIM plays an important role as a significant figure. The practices of implementing BIM in construction management have several advantages those are stated in detail in this report. What are the procedures and the methodologies of the implementing BIM in the construction is clearly stated in the report? As a conclusion we can say the BIM technique is one of the major points all have to be considering at the time of designing and constructing any construction work. If one can read the entire report carefully with proper observation, then everything related to the BIM will be clear to all.
